Land Acquisition and Site Assembly
Identifying sites and opportunities. Viability assessments including financial appraisals and evaluation of alternative uses. Review of potential funding structures including both private and public sector (grants). Procuring site surveys and other investigative reports.
Preparing development budgets and appraisals. Re-assessment of project viability. Negotiating Development Agreements with partners and landowners. Programming.
Advice on and assistance with procurement of suitable funding structure. Negotiating bank facility agreements in conjunction with appointed lawyers. Review of potential grant sources including support with applications and liaison with grant funders (where appropriate).
Advise on and appoint appropriate consultants. Consider planning strategies. Oversee and co-ordinate planning applications. Lead stakeholder and planning negotiations, including Section 106 and other agreements.
Advising on additional professional appointments. Management of consultant teams. Increased profit maximisation through design assessment / review.
Project Management of construction phase including acting as client's representative. Short listing and tendering for contractors. Managing the construction teams and process.
Formulation of marketing and sales strategy, to include the appointment of sales agent. Identification of target market, production of show flats, CGIs, websites, brochures and mail shots.
